Viewing a Property
Once you have found a property that suits your needs it is always advisable to do a viewing to get a full appreciation of the property. It is also well worth trying to view a few similar properties in the area so that you are able to make comparisons. It is important to give your agent honest feedback, if you really don't like the property we won't take offence and it will help us to refine your search. We would advise you determine your budget as early as possible and look at possible financing option for you chosen property. Once you find the perfect property you will then be in a great position to negotiate with confidence.
Buying
When you find a suitable property, contact your agent immediately and they will advise you on how to proceed. The property will stay on the market up until the point where an offer has been agreed in writing, so if you like a property it is important to move quickly. You will be asked to provide details of your buying position, proposed time frames, any inclusions or exclusions (carpets, etc) and how you propose to finance the purchase. In order for the agent to negotiate the best deal for you they will need as much information as possible and remember that the negotiation is not just down to price, there are many influencing factors.
The Purchasing Process
Once an agreement to purchase has been reached our admin team will be your main point of contact. They will progress your purchase, resolving any issues as effectively as possible along the way. They will be with you every step of the way communicating between all parties involved. It is important to instruct a conveyancing solicitor at your earliest opportunity, if you are unsure who to use, we can recommend good ones who we deal with on a regular basis. You will also need to advise your IFA/Mortgage Broker of the property details in order to have a survey carried out on the property and obtain finance if required.
Once the legal work or ‘conveyancing' has been done and your finances are in place you will be in a position to ‘exchange contracts'. This is where the purchase becomes legally binding. You are then in a position to arrange a ‘completion' date. On completion you can then take possession of the property.
Helpful Tips
- Invest time in building a relationship with your agent; the better they know your requirements the more likely they are to meet them.
- Make sure everybody who needs to see the property does so before putting in an offer
- Be aware of the feelings of all parties and try to react logically and calmly to the ups and down of the transaction.
- There are thousands of mortgage products on the market. Consult an independent mortgage advisor who can tailor the product to your needs.
